These terms govern your use of www.avasazion.com and any enquiry you make through it. By using this website you accept these terms. If you do not accept them, please do not use the site.
The site is operated by Avasa Zion International Realty, whose office is at R2-106D, M3M Corner Walk, SPR, Sector 74, Gurgaon, India.
Avasa Zion is a property advisory and introduction business. We identify property opportunities, prepare comparisons, and introduce clients to developers, brokers and professional partners.
We are not financial advisers, tax advisers, lawyers or valuers, and nothing on this website or provided by us constitutes financial, investment, tax, legal or valuation advice. You should obtain independent professional advice in the relevant jurisdiction before making any property or investment decision.
We are not a party to any transaction between you and a developer, broker, seller or other third party, and we do not act as escrow agent, custodian or holder of funds at any time.
Property values, rental income, yields, exchange rates and transaction costs can fall as well as rise. Past performance of a market, developer or project is not a reliable indicator of future results.
We do not offer, and you should not rely on, any guarantee of investment return, rental yield, capital appreciation, resale value, occupancy or handover date. Where such figures are mentioned they are estimates or third-party projections, are identified as such, and must be independently verified.
Information on this website, and information we pass on from developers, brokers or other third parties, is provided in good faith but is not warranted to be accurate, complete or current. Availability, pricing, specifications, floor plans, payment plans, completion dates, permitted use, ownership rules and tax treatment all change, and frequently do.
You are responsible for verifying every material fact independently, and through your own professional advisers, before committing to a transaction.
Developers, brokers, lawyers, conveyancers and other professionals we introduce are independent of Avasa Zion. We do not control them, do not supervise their work, and are not responsible for their acts, omissions, advice, solvency or performance.
Any contract you enter into is between you and that third party directly, on their terms. We may receive a referral fee or commission in connection with an introduction; where that is the case we will disclose it to you.
Property advertising is regulated differently in each market we cover. Dubai property-specific advertising is published only where the applicable permissions, advertising permits and broker or developer agreements are in place, in accordance with the requirements of the relevant authority. Where we advertise a specific Dubai property, the applicable permit and broker registration details are shown with that listing.
Foreign ownership rules in Thailand and India restrict what a non-resident buyer may acquire. Those restrictions are explained before any shortlist is prepared, but they are set by law and can change.
You agree not to use this website to: attempt to gain unauthorised access to it or any related system; interfere with its operation; scrape, copy or republish its content at scale; submit false information or impersonate another person; or use it for any unlawful purpose.
You must be at least 18 and legally able to enter into a binding contract to use our services.
The content, design, layout, text and branding of this website belong to Avasa Zion International Realty or its licensors and are protected by applicable intellectual property law. You may view and print pages for your own non-commercial use. You may not reproduce, distribute, adapt or republish any part of the site without our written permission.
The enquiry form opens WhatsApp with a pre-filled message; nothing is submitted to us until you send that message within WhatsApp. Your use of WhatsApp is governed by WhatsApp’s own terms and privacy policy.
An enquiry does not create a client relationship, a mandate or any obligation on either side. A relationship begins only when it is agreed between us in writing.
To the fullest extent permitted by law, Avasa Zion is not liable for any indirect, incidental, consequential or special loss, or for loss of profit, revenue, opportunity, anticipated savings or data, arising out of your use of this website or our services.
Our total aggregate liability to you in connection with our services is limited to the fees you have actually paid to us in the twelve months preceding the event giving rise to the claim.
Nothing in these terms excludes or limits liability for fraud, fraudulent misrepresentation, death or personal injury caused by negligence, or any liability that cannot lawfully be excluded.
You agree to indemnify Avasa Zion against any claim, loss or cost arising from your breach of these terms, your misuse of this website, or your breach of any applicable law.
This website may link to third-party websites. We do not control them and are not responsible for their content, security or privacy practices. Following an external link is at your own risk.
These terms are governed by the laws of India. Any dispute arising out of or in connection with them is subject to the exclusive jurisdiction of the courts at Gurgaon, Haryana.
Nothing in this clause removes any protection available to you under the mandatory law of the country in which you live, and transactions completed in the UAE, Thailand or elsewhere remain subject to the law of the jurisdiction in which the property sits.
We may amend these terms at any time. The version in force is the one published on this page, with the date shown at the top. Continuing to use the site after a change means you accept the amended terms.
