Most of the risk in an international purchase sits in the detail: what the total cost actually is, what a foreign buyer is permitted to own, and what selling later involves. We put those in front of you before the decision, not after it.
Our value in a market is the people we can open up in it. We make introductions to the developers, brokers and professional partners we deal with directly, and we stay in the conversation after the introduction is made.
We are a property advisory and introduction business. We are not financial advisers, not tax advisers and not a law firm, and nothing we provide should be treated as advice in those areas. Where a decision turns on tax treatment, financing or legal structure, we will say so and introduce you to a qualified professional in the relevant jurisdiction.
We also do not publish guaranteed returns, projected yields or valuations. Any figure you receive from us is sourced and attributed, so you can verify it independently.

Start with a conversation, not a shortlist. We work through objective, budget and horizon, and are often able to rule a market in or out in half an hour. Nothing is prepared until there is a direction worth preparing for.
This is where the shortlist and comparison work sits: total acquisition cost, payment structures, ownership rules and developer delivery history, put side by side so the trade-offs are visible.
Bring it to us and we will tell you what we think, including when the answer is that it looks fine and you should proceed. A second opinion on a specific unit is a legitimate reason to call.
In most transactions our fee is paid by the developer or the local broker, not by you. We tell you who is paying us on any introduction before you commit to anything, and we will say when an option we are not paid on suits you better.
Where an engagement falls outside that, for example a retained search in a market where we hold no developer relationship, we agree the basis with you in writing before any work starts. You will not receive an invoice you were not expecting.

Yes. We do not ask for exclusivity. If you are already working with someone in a market, we would rather be useful on the markets they do not cover than compete for the same unit.
Regularly. If the numbers do not work, the ownership rules do not suit you, or the developer record is thin, that is the most valuable thing we can tell you.

We are not a mortgage broker and do not advise on financing. We can introduce you to lenders and brokers active in the relevant market, and we will factor financing cost into the comparison so the total picture is accurate.
We are not tax advisers and will not guess. Tax treatment depends on your residency as much as the property, so we will tell you when a decision turns on it and introduce a qualified adviser in the relevant jurisdiction.
Yes. Our clients are wherever the buyer happens to be. The markets we cover are Dubai, Thailand and India; where you are sitting when you call does not restrict that.
